Client
Franciscan Health System (FHS) is a not-for-profit, comprehensive healthcare organization serving communities throughout the Tacoma area. FHS is affiliated with Catholic Health Initiatives (CHI), one of the nation’s largest not-for-profit healthcare systems.

Need
St. Joseph Medical Center, founded in 1891 as Franciscan Health System’s oldest hospital, is a 320-bed regional medical center located in downtown Tacoma. As the second-busiest hospital in Washington State, St. Joseph was experiencing a significant increase in outpatient visits. To meet this new demand, FHS decided to add a new outpatient facility on the hospital’s main campus. The new building was to be a serene, healing environment, reflecting the Franciscan philosophy of treating the mind, body and spirit. In conjunction with the Outpatient Center, St. Joseph required increased inpatient space and surgical capacity. Hammes Company was engaged by FHS to complete facility master plans for three acute care facilities, including one for St. Joseph Medical Center. In addition, FHS requested that we oversee the development effort to ensure the best budget and scope were compiled for the project.

Solutions
Leveraging our expertise in healthcare facility planning and project management, Hammes Company developed a master facility plan for the new development, including program, budget and schedule. The information gathered for the plan allowed FHS to obtain required funding and approval for the project. After identifying and securing the required public approvals, we utilized knowledge in design development to provide the best recommendations concerning:
  • Layout and geometry of the building floor plans
  • Building systems and material selections
  • Building management considerations
  • Other owner considerations impacting the future operation of the project

Hammes Company provided construction administration and cost report tracking on all budgeted line items, expenses and change orders throughout the development process.

Results
Through Hammes Company’s meticulous project management, the required hospital renovations and new 152,000 SF St. Joseph Outpatient Center were completed on time and within budget, making maximum use of available land with minimal impact on existing hospital services. The location of the new facility helps promote the continued use of the existing professional office building, preserving the current pool of support physicians.

The new facility is distinguished by gently curved hallways and the natural colors of wood, water and sky, fulfilling the goal of the Franciscan healing environment. Even with these features, Hammes Company saved FHS in excess of $200,000 in fees for interiors, civil engineering and landscape design. The new Outpatient Center amenities include:
  • Eight 550 SF day-surgery suites
  • Pre and post-operative holding areas
  • Four procedure rooms for GI services
  • Outpatient imaging including a women’s imaging center
  • Rehabilitation therapies center
  • 200 spaces of secure, underground parking
  • 150 spaces added to the hospital’s surface parking

They seem to go the extra mile, and even do things that were not part of the scope of the project.
