Founded in 1954 by the Episcopal Diocese of Texas, St. Luke’s Episcopal Hospital delivers primary and tertiary healthcare to patients throughout the Houston metropolitan area and from around the world. The
Community Medical Center in The Woodlands was the health system’s first community expansion project after spending nearly 50 years in the Texas Medical Center.
Need
St. Luke’s Episcopal Health System was looking to develop a new hospital and adjacent medical office building in The Woodlands. Their objective for this was to create a unique environment where the healthcare team focused on promoting health and wellness. St. Luke’s started the project with no contracted doctors and no foothold in the area, just a strong reputation for successful healthcare in the Houston area. Knowing the company’s reputation for successful delivery of large healthcare projects, St. Luke’s engaged Hammes Company to act as program manager in the development of their state-of-the art facilities.
Solutions
Hammes Company provided a team of industry experts including a project leader who was responsible for day-to-day oversight including programming and planning, public approvals, design management, budgeting, cost control and schedule adherence. In addition, Hammes Company assembled a development team of the most experienced healthcare facility design and construction organizations in the Houston marketplace. Hammes Company held the contracts with the architect and the building contractor, and provided full development services and a guaranteed maximum price (GMP) for the development.
Results
The 311,000 SF complex was developed on a 40-acre site in The Woodlands, a high growth planned community approximately 35 miles north of St. Luke’s main campus. Through the direction of the development team and efficient budget management, Hammes Company significantly contributed to the operational success of the Community Medical Center. Hammes Company achieved significant savings beyond the GMP - adding approximately $4.5 million in value enhancements to the project without increasing the original budget. This was achieved through managing various competitive bid processes, as well as tight management of the overall process. The savings contributed to St. Luke’s ability to:
- Add a permanent MRI and 2nd CT scanner
- Create two additional sleep labs
- Add two floors to the Phase I medical office building
- Enhance the landscaping package
- Schedule management allowed the hospital to open one month earlier than planned
