Aurora Health Care engaged Hammes Company to perform a second opinion of its planned 270-bed patient tower addition at its flagship facility, St. Luke’s Medical Center in Milwaukee. Programming, planning, and schematic design were complete and the project was approximately 40% through design development. Hammes Company’s second opinion reviewed and challenged the master plan, current building design, the proposed development budget and schedule, and ultimately confirmed the master plan direction.
Hammes Company was subsequently engaged as project manager for the completion of the design and construction phases. Our value added savings to Aurora totaled in excess of $18M, due to our initial analysis that challenged the proposed construction costs and our project management services during construction.
This project required the entire addition to be constructed above an existing seven-level parking structure and involved the construction of an independent structural support system throughout the structure. The parking structure remained in operation while the eight-story tower was constructed above. The tight site and urban conditions required close coordination to minimize the disruption of activities to the balance of the over 600-bed campus. Hammes has also assisted Aurora with their recent entry into the retail market by adding several prototype retail outlets to St. Luke's as a test for the system.
