Second Opinion for Hospital and ACC Budget/Schedule

Bronson Healthcare System engaged Hammes Company to assist in the re-development of Bronson Healthcare Group's 680,000 SF hospital campus in downtown Kalamazoo, Michigan. The engagement specifically involved the development of a 175,000 SF medical office building that utilized Hammes Company as a third-party developer. The MOB was integrated into the new campus, which includes a 275-bed inpatient facility and a 182,000 SF ambulatory care pavilion. The new seamlessly integrated Bronson is a Pebble Project® – a medically advanced, patient and visitor friendly healthcare delivery system designed to meet the needs and exceed the expectations of the community it serves.
Hammes Company provided project management services for the medical office building, including design, construction administration, physician office space leasing and the development of the facility’s operating expense budget. Prior to the construction phase, Hammes completed a feasibility analysis of the proposed MOB, as well as providing programming and sizing for the space. The four-story MOB was designed to be fully attached to the parking garage at every floor for convenience. The physician offices were 100% pre-leased by Hammes Company before construction, which led to the addition of a partial fifth story for more office space and future expansion. Hammes designed the building’s standard physician suites for efficiency, which translates into less re-design cost for the tenant improvements when a new tenant occupies vacant space or when a practice adds new physicians.
Hammes also provided a second opinion with respect to scheduling and budget for the hospital and ambulatory care pavilion components of the project.
