As part of an ongoing relationship with Delnor-Community Hospital, Hammes Company was selected as Project Manager and Owner for their new 100,000 SF on-campus MOB. Hammes worked with Delnor to design a facility that would serve as a functional component of the hospital along with selecting materials that would allow it to blend in aesthetically.
Throughout pre-construction, Hammes also worked closely with Delnor to determine the optimal leasing and ownership strategy. A condominium structure was selected, allowing the hospital to own a portion of the space, while still providing the physician tenants the opportunity to participate in the facility ownership. Delnor can also lease shell space at reduced rental rates, and the space accommodates future growth. Hammes provided physician marketing and leasing strategies and property management services, giving Delnor some control of the building’s physician tenants through restrictions in the ground lease.
