North Shore-Long Island Jewish Health System engaged Hammes Company to perform a comprehensive market analysis of three medical office building development options being considered on one of its campuses.
Paralleled with extensive physician interviews, Hammes Company analyzed local medical office building construction, sales and lease comparables to determine the appropriate space program and physician interest for the proposed facility. The project’s viability was challenged by the limited parcel of land available on the existing campus, which impacted the building’s size and ability to meet parking regulations.
To resolve the parking constraints, Hammes Company developed an innovative design feature to incorporate covered parking into the first floor of the facility while preserving the building’s “main street” façade. This parking solution resulted in a feasible project that is currently being pursued by North Shore-Long Island Jewish Health System’s leadership.
