Mercy Medical Center, Durango, CO

Hammes Company was selected by Catholic Health Initiatives (CHI) for the development of Mercy Medical Center in Durango, Colorado. The 207,000 SF replacement hospital's focus is to improve patient care and staff efficiency, and provide room for future growth. Hammes Company utilized a highly efficient process of construction planning and implementation and competitive bidding to bring the project in at $2.5M under budget. The cost savings in the design and development phases were accomplished through performing site evaluations, then comparing different traffic flows, parking, construction, and phasing options.

Hammes Company worked very closely with the City of Durango to find enough acreage for the replacement hospital. When the City's recommended sites were found to be unaffordable, the development team had to get creative. The nearby Southern Ute Indian Tribe (SUIT) had purchased a large tract of land just outside Durango to develop an extensive new planned community. The development team saw an opportunity for the hospital to be an anchor and jumpstart a new Durango development. Hammes then led the effort to overcome many obstacles and created a mutually beneficial partnership between the SUIT, Mercy and the City.

The SUIT wanted healthcare services, particularly dialysis, near their planned community, therefore they donated 35 acres of prime land to the hospital plus the right to purchase another 25 acres. Part of that purchase price went toward the cost of infrastructure such as water, sewer, roads and power, with the Tribe’s development company developing all of it up to the hospital property line. This arrangement greatly benefited the City of Durango and led to the annexation of the entire property parcel.  Durango residents received a new, state-of-the-art hospital and a stunning planned community.
