Real Estate 101 for Healthcare Executives

Due to recent changes within the industry, hospital and healthcare leaders are facing constant demands on a smaller pool of capital. The perception that healthcare facilities need to be owned and managed as part of a clinical care delivery platform is rapidly changing. Hospitals are placing greater emphasis on their balance sheets and turning a sharp eye on the performance of their real estate portfolio. Administrators should scrutinize credit strength and the ability to tap the capital markets at reasonable cost to support strategic initiatives.
Healthcare reform proposes delivery of care in lower cost, outpatient environments, and this timely session will outline the best practices hospitals should adopt across their portfolio, while maintaining the organization's overall mission. Within the session, Hammes Company Vice President Ted Carson outlines the real estate issues hospitals need to address, including Stark and Anti-Kickback regulations, cap rates, fair market value assessments, lease terms, broker relationships and tools to manage your portfolio.

Can Your Community Hospital Remain Independent?

The healthcare industry is clearly in a time of significant change, leading some community hospitals to pursue acquisitions, consolidations or mergers to stay viable. For community hospitals desiring to remain independent, there are a number of issues to consider.

What is the best choice regarding consistency with fiduciary obligations? What are the feasible alternatives and strategies for achieving the best outcome for the community? What tools are available to assist in the decision-making process? How does the hospital board know when it has exhausted all available options before deciding to give up the hospital’s independence?

This 90-minute session included topics such as:
  • Directors’ duties in turbulent times
  • Indicators that remaining independent is a viable option for your hospital
  • Enabling community hospital success in a population health era
  • Steps that one community hospital has employed to stay independent

Your Inpatient Capacity Glide Path: Avoiding Shortage Today and Excess Tomorrow

There is great uncertainty regarding the impact that reform and medical management will have on utilization: will there be increased utilization resulting from better access, or will there be a decrease stemming from efforts to reduce costs and restrict utilization in response to coverage expansion?

This session provides tools for healthcare executives to quantify these long-term impacts and balance them against short-term needs. Navigating this "glide path" from the current to the future environment will be imperative to avoiding capacity shortages, and resulting market share deterioration, in the near term and significant excess capacity, with its financial drag, in the long term.

This webinar also includes a detailed summary of the application of this approach at White Plains Hospital, which recently improved market position utilizing these methodologies.

Doing More with Less: How One Health System Improved Patient Experience with an Efficient, Cost-Effective Operating Model

As hospitals and health systems struggle to ensure consistent, quality care while driving down cost, there is a growing need to standardize and capture that process for replication across many sites of care. Having a consistent operating model avoids starting over on every project, incorporates lessons learned and ensures a consistent patient experience. It also allows for cost predictability as new care sites are developed and flexibility to adjust in response to the market. During the webinar, North Shore-LIJ Health System outlines the challenges that led them to develop standardized templates to apply to their new ambulatory sites and how this process brought together disparate services to form a consistent delivery model, which significantly reduced their capital budget.
